Sheldon Chavin, CCAM, CPM
President and CEO of CPM. His wisdom, patience, professionalism and high ethical standards make him an icon in the industry. Sheldon served on the Ethics Committee for CACM (California Association of Community Managers) from 1994-2017 and was the chair since 2001. He is currently a Certified Community Association Manager through CACM, and a Certified Property Manager through the Institute of Real Estate Management (IREM). He serves as an expert witness for lawsuits involving association management. He is still the first to arrive to the office every day and often the last to leave!
Tami Chavin, CCAM, PCAM
Vice President of Community Property Management. She is exceptional at turning associations with low funding and deferred maintenance into thriving communities with increased property values. Tami has a Bachelor’s degree in Organizational Management and holds a PCAM, the highest designation achievement through CAI (Community Associations Institute), an international organization. She is currently serving as the Vice President on the Board of Directors for CAI Channel Islands Chapter and is actively involved in the management of CPM’s communities.

Chelsi Rueter,
CCAM, CMCA, AMS, PCAM
Chief Operations Officer, Chelsi has been with CPM since 2008. She holds the highest designation in the industry, a PCAM. In addition to managing communities, she oversees CPM’s community managers and support staff as well as heads our social media, client relations and marketing efforts. She is very active in the CAI-Channel Islands Chapter, chairing several committees, authoring articles for industry publications, and speaking at various educational programs for community managers, board members and service providers. Chelsi was named the chapter’s Speaker of the Year for 2017.
Terri Witham
Accounting Services Manager, Terri has called CPM home since 2000. She is the “go-to-gal” for all things accounting. Terri oversees CPM’s customer service, bookkeepers, accounts payable, and escrow departments. She has a Bachelor’s degree in Accountancy from Cal State University, Northridge. Terri is an incredible asset to CPM, and makes our accounting and financial services something we are extremely proud of!
Robert Murata
CPM’s controller, Robert has been with CPM since 2006. Among other things, Robert manages CPM’s employee relations, community websites, computer & technical components and general internal infrastructure. He keeps our business running and is an integral part of our team!
