IN-HOUSE MAINTENANCE SERVICES
CPM offers an in-house field maintenance crew, headed by Ronda Chavin, a licensed general contractor who has been with CPM for 30 years! Our crew offers general maintenance services such as painting, lighting, electrical, building/wood repairs, sign replacement, gutter cleaning, mailbox replacements, quality control inspections and so much more! Our field maintenance team works solely for CPM communities, which allows them to become exceptionally familiar with the communities we manage.

Emergencies don’t always happen during business hours! We’ve got you covered. We can be reached 24/7 for maintenance emergencies. Yep, that includes weekends and holidays!
SPECIALIZED DEPARTMENTS
Our office is comprised of several different departments to assist in the daily operations of your community. This includes repairs & maintenance, violations, accounts payable, billing/accounts receivable, escrows, collections, bookkeeping, etc. We've
found this to be very beneficial for a couple reasons: a) Your Community Manager is able to focus on proactive management of your community instead of being bogged down with clerical tasks, and b) Residents will always have someone they can speak with in the event your Community Manager is unavailable. It’s a win-win!
IN HOUSE DELINQUENCY MANAGEMENT
CPM has a team exclusively designated to the management of delinquent accounts. This includes in house pre-lien and lien preparation, small claims court appearance, and payment plan monitoring. A comprehensive delinquency log is prepared for the board each month to ensure nothing slips through the cracks! CPM will provide updates and recommendations as part of the board meeting agenda to ensure delinquent accounts are being appropriately pursued to mitigate losses to our clients.

What more can we say? Our accounting team is pretty awesome! From detailed, accurate, and timely financial statements each month, to accounts payable services, to preparation of monthly billing statements, CPM is your dream team! Not a financial wiz? We’ve got you covered. Our team is happy to meet with homeowners or board members to answer any financial questions they may have.

Our integrity is the core of who we are. Our President and CEO, Sheldon Chavin, served on the Ethics Committee for CACM (California
Association of Community Managers) from 1994-2017 and was the committee’s chair from 2001-2017. We do not charge service providers to be on a “preferred vendor list” or accept any payments for jobs awarded by our managed clients. We are here to work as a team with our clients to ensure decisions are made in good faith, with professionalism, integrity and due care.
EDUCATION IS KEY!
Our Community Managers regularly attend educational training through the California Association of Community Managers (CACM) and Community Association Institute (CAI). With community association law ever evolving, we understand the importance of staying
up to date on current laws and trends. We frequently invite attorneys and other service providers to our office for private training of our team and answer questions specific for our clients.
COMPLIMENTARY BOARD MEMBER TRAINING
Board member education is crucial to the success of community associations. CPM hosts complimentary board member training events
throughout the year in which industry experts and distinguished guests provide education, legal updates and training modules. We are committed to providing the tools and support necessary to ensure our board members make the best decisions for their Community.

We’re no rookies! CPM has been caring for people and property since 1978. That’s a long time! We specialize solely in the management of common interest developments, including condominiums, single family homes and commercial/industrial associations. CPM does not
manage rental properties.
CPM rapidly evolved into one of the premier association management firms in the industry. Our
reputation for attentiveness to the needs of each community has helped us rise to the top and stay there!
Our dedication to excellence and our team’s skills and professionalism are the key to not only our success, but the success of our clients. Our Community Managers attend courses offered through Community Associations Institute (CAI), a national organization of community association management, and California Association of Community Managers (CACM), a state wide organization. Several of our Community Managers and upper management team members have distinguished certifications, including the highest designation in the industry, a PCAM (Professional Community Association Manager).CPM has also earned its Accredited Management Organization designation with IREM, and Certified Property Manager from CAI, the industry’s highest designation.
We are responsive and dedicated to our communities and their unique service requirements. We have found over the years that association needs are constantly changing. Therefore, we analyze and formulate objective plans for the guidance and support of each association through its Board Members.
